Wide Variety Of Entertainment At Taste Of The Islands

Sanibel Captiva, Fla. - Local band Strange Arrangement will kick off the musical entertainment at the 29th annual Taste of the Islands from noon to 1 p.m. on Sunday, November 21 at Sanibel Community Park. This six-piece band's style is rich and varied with original sounds and full of musical diversity and textures.

Then a Southwest Florida favorite, Deb and the Dynamics, will take the stage and offer cool tunes and hot sounds steeped in vintage Motown, Memphis soul, classic R&B, and jump blues traditions. The band, which will perform from 1:15 to 3:15 p.m., prides itself in being the ultimate dance/party band. Longtime island band The Troublestarters will wrap up the musical entertainment for the day from 3:30 to 5 p.m. The band members blend their music with the spirit of living on Sanibel and Captiva. Their songs are a mix of blues, country and bluegrass with a little comedy thrown in. Taste-goers can stop by the CROW gift store tent where renowned artist Ikki Matsumoto will be signing prints, local authors Brian Johnson, Kyle Miller and Charlie Sobczak will be signing books and all proceeds will benefit CROW. A Kids Challenge for children under 12, coordinated by the Sanibel-Captiva Optimist Club, will last throughout the day. A waiter/waitress competition and Island Iron Chef competition will be featured in the afternoon. Event-goers may participate in helping to select the best of the best from appetizers to desserts and everything in between at the People's Choice voting booth.

Tickets are $5 per person at the gate at Sanibel Community Park or can be purchased in advance at a discount rate of five tickets for $20 at CROW's Visitor Education Center at 3883 Sanibel- Captiva Road or at Bank of the Islands at the corner of Periwinkle Way and Casa Ybel Road, Sanibel. Short sales and foreclosures have been a big portion of sales in Florida and throughout the country. Customers asking about these types of properties on Sanibel find an answer to the contrary. Sanibel over the past year has recorded 140 sales and 10 have been short sales/foreclosures. That represents 7% of the total sales. Now let’s look at supply and see what the total number of listings are compared to short sale and foreclosure listings. Of the 234 residential properties for sale 13 are short sales/foreclosures which is 5% of the market. Sanibel purchasers have historically put more down when purchasing property and therefore did not take out as many risky mortgages. However it is still a buyer’s market and there are good buys available even though they may not have the short sale/foreclosure label.

National Flood Insurance Extended Through 2011

The National Association of REALTORS® is pleased to report that Congress has unanimously approved a one-year extension, until Sept. 30, 2011, for the National Flood Insurance Program (NFIP). A long-term extension has been a top legislative priority for NAR. Earlier in 2010 the NFIP lapsed, causing major disruptions for REALTORS®, and with the Sept. 30 deadline fast approaching, NAR redoubled its efforts to extend the program.



REALTOR® advocacy efforts helped make the long-term extension a reality. When Congress returned to Washington, D.C. in mid-September, NAR was waiting with its federal political coordinators who came to D.C. to meet with key senators and urge the long-term extension. Additionally, on Sept. 22 NAR was ably represented by Maryland REALTOR® Nick D’Ambrosia. He stressed to the Senate Committee on Banking NAR’s commitment to extend and strengthening the program beyond 2011 for the long-term. While the one-year extension brings a level of certainty to the NFIP, there needs to be comprehensive reform measures to place the NFIP on more sound financial footing for at least another five years.

The bill now heads to President Obama for his signature as soon as next week. With program authority now extended for a year, it is expected that attention will turn to proposals to reform and ensure the financial soundness of the NFIP. While the House passed its reform bill (H.R. 5114) earlier this year, it is unlikely that a comprehensive reform bill will move until the 112th Congress goes into session next year.

Legislation Extends Flood Insurance/ Tax Credit through Sept 30

After a close brush with the deadline, Congress passed an ex- tension of the Homebuyer Tax Credit closing deadline, the Homebuyer Assistance and Improvement Act (H.R. 5623). The extensionappliesonlytotransac- tions that have ratified contracts in place as of April 30, 2010 that have not yet closed. The legisla- tion is designed to create a seam-

less extension; the new closing deadline for eligible transactions is now September 30, 2010.

Additionally, the United States Senate has passed the National Flood Insurance Program Extension Act of 2010 (H.R. 5569) an extension of the National Flood Insurance Program until September 30, 2010. This will allow transactions to move

forward. The bill is retroactive and covers the lapse period from June 1, 2010 to the date of enacment of the extension.
